Full Service Transaction Management

(Contract to Close)

New contracts will be set up, including intro emails sent out, within 24 hours. We offer same-day set-up on Fridays, as long as your intake form is in by 1:00 PM. Payment is due within 24 hours after closing, if we will not be on the CDA.

  • Coordinate opening of the file with title and handle all documents securely.

  • Calculate contract deadlines and create a timeline for all parties. Update deadlines due to any changes in the contract.

  • Introduction emails including contract timeline and a copy of the executed contract sent to the agent, buyer/seller (whichever you represent), lender, and title company.

  • Add pertinent dates and deadlines to the agent’s online calendar, if desired.

  • Ensure everything is fully executed with dates, initials, signatures, and broker information throughout the transaction.

  • Submit all required contract documents to the broker for compliance.

  • Send/request disclosure packages and gather signatures if needed.

  • Ensure the lender, title company, and broker receive any amendments or changes to the contract.

  • Verify binder was deposited and obtain a receipt from escrow to send to all parties.

  • Order inspections when working with the buyer (if desired by agent).

  • Confirm inspection date and time, and that this is set up in accordance with the offer deadline.  Ensure all appropriate parties have received reports to review.

  • Follow up on repairs to collect and provide receipts to all parties.

  • Keep in regular contact with the title company and lender throughout the transaction. Provide agent email updates on the status of the transaction keeping you informed.

  • Order and collect HOA documents in accordance with deadlines and email them to the buyer’s agent (if seller side) or to the buyer (if buyer side).

  • Order Home Warranty per contract if needed.

  • Monitor appraisal timeline and completion with the lender.

  • Connect your customers with a home service/utility connection company to help them with all of their moving needs - this is done FREE of charge and we give you the credit for it.

  • Coordinate and monitor buyer’s loan status with lender.

  • Ensure your customer (buyer/seller) is provided with a copy of all documents.

  • Ensure CDA (Commission Disbursement Authorization) is drafted and sent to title, if applicable.

  • Provide all disclosures, documents, and reports to the agent’s online transaction management service as they are received or fully executed throughout the transaction. (if applicable)

  • Maintain constant contact with all parties involved for status updates as well as outstanding items.

  • Verify title company has all required documentation.

  • Coordinate and confirm final walk-through.

  • Schedule signing appointment for the client and agent (if applicable).

  • Provide agents with access to our exclusive portal (and app) where they can track all deadlines and details of the transaction.

  • Weekly transaction updates sent to both agent and their clients.

  • Conduct a final audit of the file prior to closing to ensure all documents are uploaded and the file is complete. 

  • Confirm the transaction is fully funded and closed.

  • Upload final signed settlement statement to online transaction management service for compliance, and send to customers for their records.

  • Ensure MLS status changed to Sold.

Listing Management

(Listing Agreement to Live)

A minimum 24-hour notice is required in order to prepare your listing. If submitted over the weekend, it will be started by the end of business on Monday. Payment is due within 24 hours of the listing going active in the MLS.

  • Complete listing file creation in the agent’s preferred software. Agent must provide an executed listing agreement for this service.

  • Fill out all required listing documents and disclosures and send them to customers for signatures. Ensure everything is fully executed before going live.

  • Add listing information into the MLS and save it as incomplete for agent review (agent to provide listing comments and description).

  • Schedule cleaner before photos (if applicable).

  • Schedule a stager for consultation (if applicable).

  • Schedule photographer for photo shoot once house is staged (if applicable).

  • Add and organize professional photography to MLS listing in an appealing order.

  • Enter Open House information into MLS so this can syndicate out to other websites (Zillow, Realtor.com, etc.)

  • Send seller and agent professional photography to review.

  • Obtain and add required documents to the MLS listing such as disclosures, survey, Seller’s Property Disclosure, etc.

  • Order HOA documents (if applicable).

  • Have the listing agent edit or approve MLS input before going live.

  • Email the seller a copy of the listing once active in the MLS.

  • Online exposure with a Just-Listed social media push from Consider It Closed LLC that the agent is tagged in on Facebook, Instagram, and LinkedIn.

  • Enter showing instructions and information into ShowingTime once the property is in the MLS.

  • Provide agent with exclusive customizable seller report they can use to keep the seller informed of marketing and showings.

  • Add all listing documents, disclosures, and any other required documents to the broker’s online compliance management software ensuring the file is complete.
